What actually moves the price
The median declared value here can differ from the garden-suite sample. These are different sets of projects, and the permit records do not consistently provide comparable floor area or itemized scope. The difference between medians does not establish that one project type costs more for the same design.
Emergency access is the defining constraint. A laneway suite has to be reachable by firefighters, which shapes the path from the street, the distance from the main house, and sometimes the design itself. Where a property cannot satisfy it easily, the fix is expensive or the project does not happen. This is the first thing to establish, before drawings.
Building from a laneway is genuinely harder. Laneways are narrow, often shared, and rarely have anywhere to stage material. Deliveries get smaller and more frequent, machines get lighter or hand tools take over, and the labour hours climb. Two identical designs on different laneways can be priced very differently for this reason alone.
Servicing. Water, sanitary and electrical have to reach the rear of the lot and be arranged with the main house. As with garden suites, this is a large and frequently underestimated line.
What the permit record does not tell us
The record provides one applicant-declared construction value, not an itemized scope or final invoice. For a laneway suite, it does not consistently show whether design, engineering, surveys, fees, servicing or changes to the main house are included. Confirm each item in a written quote.
Before you commit to a design
Two things decide whether this project is viable at all, and both can be checked before you spend meaningfully: whether your property abuts a laneway that qualifies, and whether emergency access can be satisfied. Establish both first. The most expensive version of this project is the one that gets designed before anyone confirms it is permitted.
Three questions before you sign
- Has anyone confirmed emergency access works on this specific property? Not in general. Yours.
- How will material reach the site, and is that priced? Ask the contractor to walk the laneway before quoting. One who will not is guessing.
- What is the servicing plan and what does it cost? Its own line, in writing.
