The figures here describe a market. They are not a quote for your property, and nothing on this site is professional advice.
What the numbers are
Every cost figure is derived from declared construction values on building permits filed with the City of Toronto. A declared value is what the applicant stated their project would cost at the time of filing. It is self-reported, it is recorded before any overrun, and it excludes permit fees, engineering and design work, and finishing.
A distribution tells you whether a number is ordinary or unusual for this city. It cannot tell you what your project will cost. Depth, access, soil, the condition of the existing structure and the state of the trades market all move the price, and none of them appear in the permit record. Do not use this site as your budget.
No professional advice
Kildrin is not a licensed contractor, engineer, architect, appraiser or legal adviser. Nothing here is engineering, construction, financial or legal advice. Before committing money, get a written quote from a qualified contractor and, where the work is structural, a stamped design from a professional engineer.
Quote requests
When you submit a request we pass your details to one vetted contractor. We are paid by contractors, never by you. That means:
- We are an introduction service. We are not a party to any contract you sign with a contractor.
- We do not supervise, guarantee or warrant any contractor’s work, pricing, licensing, insurance or conduct.
- Verify licensing and insurance yourself before work begins, and never pay a large deposit up front.
- If a contractor we introduced you to behaves badly, tell us. We remove them from the roster. That is the main thing our being paid by them buys you.
Accuracy
We publish our methodology in full so you can check our working, and we refuse to publish a page where the sample is too small or too concentrated to mean anything. We still cannot guarantee the underlying municipal data is complete or correct, and we do not control it. If you spot an error, tell us and we will fix or withdraw it.
Acceptable use
Read the site, use the tools, cite us. Do not scrape it at volume, do not republish the aggregated figures as your own, and do not submit false contact details or anyone’s details but your own.
