How to compare Toronto renovation quotes
A lower total can describe less work. Before comparing prices, put each quote against the same written scope and identify every allowance, exclusion and decision that can change the total.
Compare the same scope
Ask each contractor to revise unclear items in writing. Do not assume a blank line is included, and do not treat an allowance as a fixed price. A useful comparison should establish the following items.

Use permit values as context, not a quote verdict
Kildrin’s category pages show applicant-declared construction values from permit records. The source does not provide consistent itemized scope or final spending. A quote above or below a permit median therefore does not, by itself, show that the quote is expensive or inexpensive. The methodology explains how the samples are selected and calculated.
Open the checklist for your project
Each project has different scope questions. Use the relevant cost page while you mark up the quotes you received:
- Basement underpinning: Compare proposed depth and ceiling height, engineering, excavation, the new slab, drainage, waterproofing and finishing.
- Home additions: Define the footprint and storeys, foundation, structural connection, exterior shell, interior finish and service changes.
- Garden suites: Separate design and approvals from construction, servicing, access, tree work, landscaping and restoration.
- Laneway houses: Confirm garage demolition, design, servicing, site access, finished dwelling scope and restoration.
- Basement apartment conversions: Define the intended use, ceiling-height work, egress, fire separation, heating, plumbing and finishes.
- Deck construction: Compare dimensions and height, footings, framing, house connection, stairs, guards, materials and disposal.
- Porch repair and replacement: Establish whether the work is a surface repair, partial rebuild or structural replacement involving supports, foundations or a roof.
Ask for a final written scope that incorporates every clarification. Keep the quote, drawings, allowances and approved changes together so the agreed work can be checked during the project.
